The region of Languedoc-Roussillon in France was established back in the 1960’s when various provinces such as Languedoc and Gevaudan were merged with a number of Catalan counties such as Roussillon and Cerdagne to form one of France’s twenty six present day ‘région’.

Today property for sale in Languedoc-Roussillon is often in the news because it has been consistently returning investors some of the best capital growth rates in France and it has become the number one region in France with British second home hunters. We take a look at what’s on offer for holiday home hunters and property investors alike.

According to a French regional estate agent, well located property in Languedoc-Roussillon has been increasing by up to 10% a month in the past year because of intense interest in the region from overseas investors.

The appeal of the region has a great deal to do with the fact that it borders desirable but excessively expensive Provence to the East and it has two diverse and distinct geographic areas that offer both those in search of a Mediterranean getaway or a rural hideaway the chance to find their ideal French property.

Bas Languedoc or lower Languedoc boasts a stunning Mediterranean coastline, extensive plains and exciting towns and cities, it has castles, ruins and walled cities as well as a fantastic climate; Haut Languedoc or upper Languedoc on the other hand is rugged, beautiful, striking and mountainous and is a favourite for those who prefer the great outdoors and seclusion because it is incredibly under populated.

Currently (August 2006) properties in the Languedoc-Roussillon region start from as little as EUR 50,000 for a small renovation project located in Le Cross St Julien which would be ideal for those looking for a holiday home overseas in need of repair but affording them great views and a fabulous location.

For investors the university city of Montpelier is worth a look as it has a huge annual demand for student accommodation as well as an out of school season demand for holiday makers. Fairly well located but basic one bedroom or studio apartments start from as little as EUR 100,000 and offer excellent rental opportunity, better equipped or renovated properties start from around EUR 200,000.

Other options for both investors and holiday home seekers alike are properties close to the beaches of the Languedoc-Roussillon region. Consider properties around the port town of Sete, cheaper end apartments start from EUR 120,000 with new build apartments in purpose built developments with good facilities starting from EUR 226,000.

An alternative is the pretty village of St Cyprien which is becoming increasingly popular with home hunters and property developers alike, a brand new development called Les Jardins de Manoire has three and four bedroom homes for sale from EUR 340,000 for example and property for sale in Languedoc-Roussillon close to any of the regions airports which are service by cheap operators such as Ryanair are also hugely in demand and increasing in worth.
